Smithfield Farmlands
Smithfield, RI
Land to keys · 5 homes · 36 months

Fully custom homes drift — in scope, in schedule, in price. Production homes hold the line by taking your choices away. AG Construction works in between: refined plans you adapt where it matters, a locked selection window, and a build calendar we have held across seven Rhode Island communities and more than three hundred homes.

One seamless experience

We buy raw acreage, carry it through Rhode Island zoning and subdivision ourselves, and cut the lots. By the time you see a plan, the land has already told us what it will give.
Refined plans, already engineered and already priced, adapted where you'll feel it every day — the kitchen, the primary suite, the porch, the way the house sits on the lot.
One superintendent per home, weekly photo updates, a live schedule, and a punch list closed before handoff. A one-year walkthrough after you've lived in it.

The track record
Swan Road & Mann School Road, Smithfield, RI
2020 – 2023 · 20 acres · 5 two-acre lots · 5 custom homes
We bought twenty acres of raw land, carried it through permitting ourselves, and split it into five two-acre lots. Then we built all five homes and sold them from $850,000 to $1,050,000 — start to finish, land to keys, in three years.

Silas Hill Way, Exeter, RI
Completed community · 32 high-end condominium residences
A private community built from bare ground — every road and utility line underground before the first foundation. Thirty-two residences with two-car garages and full walk-out basements, sold between $475,000 and $550,000.

Johnston, RI
Two-year build-out · 10 acres · 10 one-acre lots
Ten acres divided into ten one-acre lots, then luxury ranch and colonial homes built out over two years and sold from $400,000 to $450,000. Full-size lots, full-size houses, no corners cut on the trim.

Desiree Court, Smithfield, RI
Two and a half years · 11 buildings · 32 single-story & townhouse residences
A private waterside condominium community built from scratch — infrastructure, underground utilities, eleven buildings. Single-story and two-story townhouses, and from the right window, the pond.

400 New River Road, Manville, RI
2008 – 2010 · 9 buildings · 108 residences
One hundred eight apartments taken to condominium ownership across nine buildings — new kitchens, new baths, new life for the whole property. Delivered under budget in the worst housing market in fifty years.

How we build
We've bought raw acreage, walked it through permitting and cut the lots ourselves. That means your plan is shaped by what the land will actually give you — before a shovel moves.
One superintendent per home. Weekly photo updates, a live schedule and a fixed selection deadline — the same discipline that has kept every community we've built financed, on budget and sold.
The last ten percent is where a house becomes a home. Punch list closed before handoff, plus a one-year walkthrough after you move in.

Home-building trends
Buyers hear "custom" and picture freedom. What it usually buys is a longer schedule and a moving price. Here's how we draw the line.

First-floor primary suites, real mudrooms, and a garage that fits more than cars. What's changed in the plans we're drawing.

Construction tips
Ask these before the contract, not after the foundation. Any builder worth hiring will answer all five without hesitating.
We take on a small number of homes at a time. Tell us about your lot, your timeline and the details that matter most to you. Land owners, buyers and capital partners all welcome.
